Cadwell Dental plans expansion (Journal of Business)
Going to the dentist can cause feelings of anxiety and nervousness. But Dr. Joshua Cadwell wants his new facility, complete with palm trees, to give patients the feeling of walking into a nice resort.
"You should walk in, and it should be a very comfortable place to be," he said.
In May 2007, Cadwell Dental purchased 2.6 acres of land on Keene Road for $500,000, after more than a year of looking for the right size space in the right location at an affordable price, he said.
Much development was needed on the property, whic hwas previously zoned for residential. After getting it rezoned to commercial, Cadwell said ground work started in October 2007, including parking lot drainage, bringing in city water, sewer, natural gas and power lines.
In late March, foundation was poured for the 5,800-square-foot building that will house Cadwell Dental, once complete. The new facility will be located at 475 Keene Road in Richland. The building is estimated at $604,000, according to the building permit.
Owning his building will help to establish equity, Cadwell said. He rents at the business' current location at 1408 N. Louisiana St. in Kennewick.
Cadwell has been in practice since 2004 and started out sharing office space with another practicing dentist by the Tri-City Court Club.
Cadwell Dental's current facility is only 1,300 square feet, so the increase of space will create room for the business to grow, Cadwell said.
"We're doing OK where we're at right now, but it won't be too long before we outgrow this. So I basically create an environment where you don't have to worry about... getting tight on space," he said.
The new facility will have room for 10 chairs, with two sitting under one palm tree at the end of the building.
"That can be a little bit more of an open feel, where you can do kid's exams, teeth whitening, or ortho or braces adjustment-- where you don't need all the equipment around you," Cadwell said.
Cadwell said he may bring on another dentist to work at the facility within the next few years, he said. Cadwell also plans to hire more staff as the business grows.
The additional space will also give the business more room to do screenings for sleep apnea, which can be treated through some dental technology, Cadwell said. While sleep apnea can be treated through a pressurized air mask, some dental appliances can help treat mild to moderate cases of apnea, eliminating the need for the air mask, he said.
As a member of the American Academy of Dental Sleep Medicine, Cadwell is actively looking at how to incorporate that treatment into the business.
"There's some studies out there that estimate probably 60 percent of the US population has sleep apnea and probably only a minority of those people are actually getting treatment for it," he said.
Sanders Construction is the general contractor for the project. The building should be complete this fall, Cadwell said. In addition to indoor palm trees, possibly 20 feet tall, the new building will have about 4,000 square feet of glass, giving the facility a very open feel, he said.
Ceiling heights will vary from 13 feet to 25 feet and a 20-foot sheet of acrylic will be behind the two front desks, with water cascading down to create a waterfall effect. Both Cadwell and his wife, Jenna, have been working on the interior design for the new building.
Construction plans include a sitting garden on one side of the new building, and a second 3,800 square-foot building for more expansion, if needed, Cadwell said. There are also possibilities of adding more buildings in a couple of years on the property as a health and wellness complex.
"Some possibilities [include] ... a personal training center, that type of thing, something that kind of maintains the focus of the health and wellness environment," he said.
